Our experience only with a specific agent. We put in an offer on a house that was run past the agent prior to submission, which he specifically said was acceptable. It was the highest offer as we basically offered a blank check no conditions and we were not even considered for negotiations.
Dodge or just not a very good agent! We are sure the vendor missed out on more money as we were willing and ABLE to afford whatever price to sucure the home we really wanted!
