In accordance with conveyancing laws in NSW before any property can be advertised for sale a contract must be prepared so that a prospective purchaser may inspect it. This has to occur regardless of whether the property is being sold privately or through a real estate agent. We prepare your Contract and forward it to the selling agent.

Before we go through the purchasing process for property in NSW it's worth noting that it's advisable to contact a bank, mortgage broker or lending cell before even looking at houses in order to ensure you will have the necessary funds available to purchase property. If you commit to purchasing a house but are unable to obtain the required funds you may lose money if you have already signed a contract.

It is your right as a purchaser to inspect the Vendors Statement (Section 32 Statement) prior to entering into a contract to purchase property.
If your offer to purchase is accepted by the vendor, some real estate agents prepare what's known as a Contract Note, which can be signed by the vendor and purchaser prior to them meeting with their conveyancer, which means that the purchaser's three day cooling-off period starts as soon as the contract note is signed by both parties.beware!
