How to get a home loan

After talking to you, we send you an email summarising what you told us over the phone and confirming the time and place of our meeting. We start by confirming the information you gave us over the phone. Then outline a few things about the way we are paid. We let you know that we are paid a commission by the lenders.
How long does a home loan application take

We have created the below timelines to help explain the different steps involved from application to settlement. We find it helps clients understand the timing of each step involved and what is required from the different parties involved. We need to ask you relevant information about your current financial position and what loan features you are interested in.
How long does the bank take

Once we have submitted the loan application, the selected lender will need to assess the application. All lenders have different timelines but most fall within the below time schedule. Access to the property is required and is usually co-ordinated with the real estate agent involved. It is not unusual for this step to be delayed by the difficulties with co-ordinating the real estate agent and the tenant/seller of the property.
How long till settlement

Once the unconditional approval offer has been obtained from the lender, their legal team is instructed to prepare the official loan documents and book settlement. The bank will review original loan documents and assuming all is OK, the bank will liaise with your settlement agent to book a settlement date.
