Section 32 Vendor Statement

The Section 32 Vendor Statement (Section 32) must be prepared by, or on behalf of, the vendor, and served on any person who wishes to purchase the vendor's property before the contract of sale is signed. There are serious consequences for the vendor if this procedure is not followed. The Section 32 is a document provided by the seller of real estate (vendor) to an intending purchaser.

Owner Builder Obligations under the Sale of Land Act 1962 Pursuant to the Sale of Land Act 1962 (Vic), a vendor is required to disclose in the vendor's statement whether any building permits have been issued for the property in the last 7 years. Where a building permit has been issued and it lists the vendor as both the owner and the builder, then the vendor is an owner builder for the purposes of the Building Act 1993 (Vic).
